Buying or renting a property: which is the best solution for you?

“It’s the same whether you pay rent or a mortgage… the difference is, the house becomes mine!”

“I’m spending thousands of euros a year on something that will never be mine!”

“When I finish paying off the house and do the math, I’ll realize it cost me twice as much as I could have bought it for at the time!”

These are just a few phrases you may have heard on the topic…

But should I buy or rent after all?

The truth is, there are numerous opinions on the matter, and we don’t believe there’s a one-size-fits-all answer.

We want to help you reflect on both alternatives and understand which one better suits your lifestyle, capacity, and goals.

Let’s start with buying…

When we buy a property, we often achieve a life’s ultimate goal: having something to call “ours.” For many people, this emotional and self-fulfilling component weighs heavily in the decision.

In addition, home ownership symbolizes entering a phase of life marked by stability and security. For all intents and purposes, it is ours! We can do with it as we please, and we are not subject to the rules of others. This sense of stability and comfort allows us to pursue new achievements, such as getting married, starting a family, or simply traveling, knowing we have our own place to return to.

In the long term, and thinking about a more advanced stage of life, knowing that you will have a property of your own, likely fully paid off, to enjoy retirement without worries provides extra comfort.

From a financial perspective, real estate is considered the safest investment source, as it tends to appreciate in the long term!

But not everything is positive; otherwise, the decision would be simple.

Looking at it from another perspective, buying a property means taking on a set of responsibilities that cannot be neglected. You must consider and conscientiously take on all the obligations that arise, such as making mortgage payments without fail, paying taxes (at the time of purchase and throughout your life), maintaining the property, among others.

Such a decision also implies having a significant amount of capital immediately available. Suppose you want to buy a property in the range of €200,000! You would need to have at least €20,000 in your own capital to invest, not to mention taxes (which in this specific case would be around €4,500 for property transfer tax and €1,600 for stamp duty), bank commissions, and costs related to the deed and registration.

Besides being obligated to have this amount, which can often be prohibitive in itself, it will always be tied to this purchase, limiting your movements if you intend to invest in other assets.

In the case of renting…

This type of cost does not exist; the initial investment is quite low, giving you greater freedom to diversify your investments.

Furthermore, with renting, there isn’t as definitive a commitment. At any time, if your life changes, you will have the possibility to adapt quickly.

On the other hand, you will be paying rent for something that will never be truly “yours,” and you will always be subject to the rules of the property owner, which conditions your decisions, taking away a bit of the sense of freedom.

In summary, if your ideal lifestyle is governed by stability and security, and on the other hand, you have the financial resources necessary to allocate to such a decision, then buying a house might be the more comfortable option for you!

If, on the other hand, your priorities include living a less permanent lifestyle and staying financially free to venture into the world of investments, then renting may be the best solution.
